902-910 EASTERN AVENUE

Ilford, London Borough of Redbridge

A NEW RESIDENTIAL QUARTER IN NEWBURY PARK

177 apartments and duplex units arranged across 5 cores set around spacious landscaped gardens. The redevelopment of 902-910 Eastern Avenue establishes a significant precedent for new residential infrastructure within Newbury Park.

The site was originally occupied by a two storey public house and small sales unit surrounded by extensive hard surfacing. The immediate locality is made up of two storey housing and the only building of any scale is the adjacent Newbury House.

The scale and mass of the proposal marks a significant step forward in the densification of the local area, established through extensive consultation with Redbridge Council.

Meticulous brick detailing creates a strong visual aesthetic, counter balancing the small scale of openings and absence of balconies, whilst articulation, changes in scale and height add to and enliven the aesthetic.

Aesthetically, the scheme draws inspiration from the New London Vernacular, forming a proposal that is both robust and elegant. The southern elevation is animated by large balconies and extensive areas of glazing, giving a freedom which allowed extensive design opportunities.

Extending the building around the east and southern boundaries whilst reducing the scale to harmonise with the surrounding vernacular creates a courtyard around which a mixture of maisonettes and apartment types weave into the fabric of the surrounding area.
