Urban renewal providing 90 new-build 1 & 2-bed residential apartments

Strongly supported by Watford Council and recognised as a benefit to regeneration through consultation with the local community, the proposal aimed to establish a progressive mass and scale that fully encapsulated the potential of the sites, extending and intensifying Watford town centre and influencing future development.

Consisting of two sites set either side of St. Johns Road and situated between 7 storey buildings fronting St Albans Road, a single storey structure was the only occupying building.

The redevelopment unites the disparate streetscape through a strong design aesthetic aimed to enhance the existing buildings and set a precedent for the future quality of new infrastructure.

Refining the skyline of the neighbours, the new St Albans Road frontage implements an increase in height from 7-10 storeys, establishing the prominence of the new buildings within the existing streetscape.

Enhancing this distinction with a high quality aesthetic, differentiation in the design between buildings on the two sites is also key to the proposal. This difference is attributed to the contrasting style of balcony design between buildings, whilst the materials and opening size are consistent to engender a sense of harmony.

The scale of the buildings are modified where these extended much further into St Johns Road to reflect the decreasing scale of the neighbours, but unit sizes remain consistent throughout. As a mix of 1&2bed flats, the town centre location and profusion of local transport links, omitted a requirement for family housing and car parking, whilst also lowering demands on communal amenity space.
