White Hart was redesigned for Paradigm Housing Group following the approval of a non-viable development by a previous consultant. After conducting a thorough audit and complete assessment of the redesign possibilities within the approved parameters, the internal layout was comprehensively reconfigured. 

The revised layouts significantly reduced circulation omitted 4no. of the 9no. originally proposed lifts and revised the underground car parking to be undercroft. These modifications, achieved through a non-material amendment and permitted within the extant approval, also led to an increased number of units.

Aesthetically the original design featured excessive articulation generated through substantial recesses in the facades, limiting internal floor space and significantly increasing the external surface area. Through the varied use of materials, elongated window cills & lintels, and elements of curtain wall the revised design simplified construction, increased internal floor space and reduced the external wall surface area whilst retaining much of the dynamic articulation. 

Formally occupied by a 2-storey public house with substantial hard standing, the new-build scheme consists of 400m2+ commercial floor space and a mix of 76 apartments & maisonettes. Developed by an RSL the scheme comprises 60% mixed tenure affordable housing. 

Illogically the original permission included an underground carpark. By raising the building and introducing a 1st floor podium the development retained the same level of car parking, provided an increased level of communal amenity space, but omitted and extensive amount of excavation and the implicit cost of this.
